&lt;br/&gt;The Sometime Gallery seeks a compatible someone for a month-to-month arrangement.
&lt;br/&gt;
&lt;br/&gt;Room is large and sunny. With a 17" x 13" footprint, that's 221 square feet. Three walls of windows and a 14" ceiling give this third floor end room the feeling of a room in the air and offer inspiring views of industrial Oakland. Galley kitchen has hosted 40 for waffles, and catered dinner for more than that. Recent events have included art openings, Memoir Spool, Dorkbot SF, and an afternoon of experimental music.
&lt;br/&gt;
&lt;br/&gt;But usually it's quiet and peaceful, here at the old Dutchboy Paint Factory, on the other side of the tracks, on the far side, of town.
&lt;br/&gt;
&lt;br/&gt;Private quarters are at opposite ends of a 105" long top floor, separated by a full kitchen and shared bath, and living room/gallery area. 2000 square foot unit encompasses entire top floor of a glass lined building and has poured concrete floors and concrete walls. Up three flights of stairs and behind two sets of steel doors, it's very secure. Not for the sunlight or transit averse, be advised that trains and BART run hourly, fitting ambiance to a place with spectacular 360 degree vistas of rusting rooftops, graffiti'd water towers, and big sky.
&lt;br/&gt;
&lt;br/&gt;An ideal renter might be another art dealer, writer, designer, visiting scholar, or artist interested in collaborating in periodic shows or events in the space. You might be a crafts person, or practicing musician looking for a sunny place. Newcomers or travelers, even a student or intern, could be a fit. Maybe a Midwesterner, we're nice. BART is nearby but a bike or motorcycle would be appropriate. Although it may be long enough to practice archery in we are not allowed to.
&lt;br/&gt;
&lt;br/&gt;As a sometime art gallery, a minimalist take on anti-interior design is appreciated; the nest is spare but still displays art in the environment of a home. My cat lives here, a lazy handsome tabby.
&lt;br/&gt;
&lt;br/&gt;Room is furnished with two single beds, a writing desk, television, a small library, and a dresser. (The room can be empty.) A laundry is on the grounds; wifi is included. &lt;br/&gt;so last night i was biking between two houses on my way to the wonderful world of sleep when some folks thought it would be an entertaining idea to try and run me over with their fancy black sedan. so here i am riding down peralta pretty fast when i hear bass and see them sitting there then i hear a screech from their car and they shoot at me in a t-bone fashion. i swerve out of the way and stop my forward momentum with my backwards face and hand. they come to an almost stop within feet of me and jet off while i am spitting out chunks of my teeth. i start to get up when i notice my finger is crooked at a 30 degree angle and twisted, in the middle and i can't really move my mouth as it is already swollen up (and still is). i get my stuff together and get of the bike adding my bloodshed to the street that has seen so much in it's life to nyssa's and start banging on the door for someone to please be home. at this point i know i'm fucked. i am not going to be able to eat very well anymore right now. and the pain is quite a nuisance, like having little nanobots with jackhammers going to town on my head. and i get a ride to the hospital (thanks ten (10) and melanie!)

&lt;br/&gt;i am getting my finger pinned back together tomorrow and am working on borrowing alot more money than i am comfortable with at the moment. what i need to ask is if anyone know a dentist preferably in the eastbay they can refer me too. i dont know how much i can pay but i can do payment plans and have a secure job.

&lt;br/&gt;This one is important, but it's in the middle of the day.  I need as many people as I can get.  Get there early, at 3.  I'll do a Q and A, and a little strategy talk before we go in.&amp;amp;lt;/b&gt;

&lt;br/&gt;I'm looking for artists and craftspeople to come tell their stories about live/work spaces, and converting industrial spaces.  If you have a lease on an illegal space, please bring a copy.  We can black out your address and use the lease as evidence that residential leases are being handed out illegally.  That will show the City that we're not to blame and can't be held responsible because we've been lied to about our spaces in many instances.  If you have landlord horror stories, bring them too.  And bring good stories about what goes right when 6 or 8 people move into an old building and create an incubator for thought, craft, art, beauty and friendship.

&lt;br/&gt;If enough people show up, we'll be able to do very good things for the Live/Work community.

&lt;br/&gt;I need a new home for my cat.
&lt;br/&gt;His current placement is way to small, and it's just not working.
&lt;br/&gt;Matisse is 6 years old, has long orange hair, and is an indoor cat.
&lt;br/&gt;He was raised by a beagle, so he acts kind of like a dog.
&lt;br/&gt;Follows you around the house.... that sort of thing.
&lt;br/&gt;He's a lover, but isn't overwhelming about it.
&lt;br/&gt;Ideally, he needs a larger house (or apartment) as he can't go outside.
&lt;br/&gt;His first shots as a kitten almost killed him, so he can't get shots.
&lt;br/&gt;He doesn't like other cats, but he likes dogs (after he knows them).
&lt;br/&gt;I leave for London March 3rd, and need to take care of him before I go.
&lt;br/&gt;I REALLY don't want to take him to the pound.
&lt;br/&gt;He's TOO fucking rad of a cat.

&lt;br/&gt; 
&lt;br/&gt;I am curating a show at the Exploratorium which is scheduled to open on April 25, 2008. This one night event will feature the best of wearable art and wearable computing. The opening is an extravaganza and include performances, a runway, and installations. As a more lasting sculptural adventure, we will be asking artists if they would be willing to contribute works that will hang on clotheslines through out the rafters of the Exploratorium’s cavernous warehouse space for a period of about three months.
&lt;br/&gt; 
&lt;br/&gt;If you have something that you would like to contribute to the evening or to the clothesline, please send me some information about it. If you can, give me some indication of what it would cost to get it to San Francisco as well.

&lt;br/&gt;this post is about oscar the dog who hangs out at nimby.
&lt;br/&gt;sadly sadly after nearly 8 years together, oscar  and i must part. i am a single mom of a 2 year old kid and can no longer care for him. plus my kid antagonizes him daily.  
&lt;br/&gt;oscar needs a new home.
&lt;br/&gt;he is the sweetest most loveable loving goofball. a gentle giant. great dane pittbull mix. almost 8 years old. good health and temper. well trained but does beg for food from being spoiled at nimby!! hel oves the albany landfill and hanging out in the shop.
&lt;br/&gt;hopefully you are someone i know already, someone related to nimby who oscar would know. looking forward to hearing back.

    <summary type="html">&lt;div&gt;Hello Oakland Arts Community.
&lt;br/&gt;
&lt;br/&gt;I'm sending this email out to all of you in hopes that you'll read it and pass it along.  The city of Oakland is considering a measure that will hurt us if passed by banning all live/work that is not already 100% legal.  Any of you who are in such space thus become far more vulnerable, and the creation of any such space will be stopped dead in its tracks. 
&lt;br/&gt;
&lt;br/&gt;I hope to spread the word and bring about some grass roots support at Planning Commission and City Council meetings.  The last time I spoke at one of these meetings, I was the sole representative of the work/live community.  I hope that at the next meeting there will be many more of us. Thus far the discussion has been dominated by either industrial property owners who are concerned about complaints from live/work users, or speculative residential developers who generally aren't interested in serving artists. This coming meeting is at City Hall on February 13th, at 7pm.
&lt;br/&gt;
&lt;br/&gt;__________

&lt;br/&gt;Here is the issue, summarized as quickly as I can manage:
&lt;br/&gt;
&lt;br/&gt;Oakland is redefining what is permitted in its industrial zones.  Under the proposed new rules, up to 80% of the area that once allowed
&lt;br/&gt;work/live use will be lost.  The motivation for the new rules seems to come from a couple of different concerns.  First, industrial land owners and businesses feel threatened by the recent explosion in faux live/work condos in industrial areas.  Industry is worried that the people in these developments will complain about noise, pollution and traffic, and make it difficult to do business in Oakland.  Second, Oakland has been losing manufacturing and industrial jobs.
&lt;br/&gt;
&lt;br/&gt;The city zoning staff and the industrial community seem to believe that they can improve their situation by banning all residence within
&lt;br/&gt;these industrial zones.  What they have failed to realize is that legitimate work/live artists, craftspeople and tradesmen are not a
&lt;br/&gt;part of their problem.  Our hybrid way of life is real, and most of us are just as engaged in high-impact activities as the industrial
&lt;br/&gt;community is.  The proposal that is on the table needs to be changed to allow legitimate work/live to continue. We can't let them throw the baby out with the bath water (and us with it) by lumping all forms of live/work and live/work together and banning it altogether.

&lt;br/&gt;Again, the next meeting on this topic at City Hall is on Wednesday, February 13th at 7pm.  This process is quite far along, so there is an urgent need to mobilize and show that we have not been included the consideration of in this imminent, misguided action. It would be great if there was a place where we could meet beforehand to discuss a unified strategy for presenting at the meeting and for actions, so if any of you can host, I would greatly appreciate it.  Otherwise, please just show up.  The sooner we make ourselves heard, the sooner we can get results. The consequences for our community are serious if we don't turn this around.

    <summary type="html">&lt;div&gt;In recent times, my desire to give BACK to the animal community has grown in bounds. I always think, "I wish I had more time in my schedule so I could volunteer!". As most of you know, I'm busy running Holly's Hounds 24/7, working on commissioned works of art in my studio, or collaborating musically with friends. Hence, I came up with a simple solution.  I went online and made some Holly's Hounds buttons that are for sale! (or if you prefer, I made some stickers too)

    <summary type="html">&lt;div&gt;The City of Oakland’s Public Art Program is pleased to announce a call to artists for the Central East Oakland Fire Station 18 Public Art Opportunity.  Artists working in all media suitable for a permanent, outdoor setting are invited to apply for this opportunity to create artwork in conjunction with the replacement of Oakland Fire Department Station 18, located at the intersection of Bancroft Avenue and 50th Avenue in Central East Oakland. The selected artist(s) will work closely with city staff and the project architects, Shah Kawasaki of Oakland, CA. The station site is at a highly visible intersection, on a busy vehicular thoroughfare, in a mixed—use working class neighborhood. Artwork should enhance the new facility as a community beacon, relate to the mission of the Oakland Fire Department, and reflect the community surroundings. In addition, the building will be constructed to meet the City of Oakland’s Green Building Ordinance and LEED (Leadership in Energy and Environmental Design) Silver Certification requirements.  Budget:          $$115,000 Eligibility:       Project is open to practicing, professional artists living or working in the Northern California Bay Area region, defined as the counties of Alameda, Contra Costa, Marin, Napa, San Francisco, Santa Clara, San Mateo, Solano and Sonoma. There is a corner of the fence, near the beach side, that is cut open.  There's the super big room right on the water and then the "power" station room is just behind it.  It's AWESOME.     <summary type="html">&lt;div&gt;I am about to leave for India and I have a lot of fire props that I need to bring with me that are pretty far from having virgin wicks. I heared that technically I can't bring anything in my checked luggage that has traces of fuel on it. I was wondering if anyone has any advice. I'm traveling Continental Airlines if that means anything in particular to anyone.
&lt;br/&gt;I also heared of "washing" wicks which I'm kind of curious about. I'm actually a little more concerned with getting the props back into the US than getting them out there, and if there was a way for me to "wash" the wicks that would help.

I sprayed some Raid into the pot to kill the fledgling maggot army, but as I've dealt with a couple of clinically depressed roomies over the years who have inevitably left these kind of messes around, I was unenthusiastic about completing the care of someone else's science project. My apologies. If you've ever seen the Chris Crocker "Leave Britney Alone" video on YouTube, you know the kind of cat I'm talking about. The flashback alone was enough to creep me out for the rest of the day.

&lt;br/&gt;i'm cindy, part of havana room; which is a new camp located at 3 oclock keyhole this year.
&lt;br/&gt;we've been working on our project all summer and need help with transporting our shipping container out to the playa.
&lt;br/&gt;the container will be completely packed this weekend.  our 6 early entry folks are going to playa on tuesday, 21st.
&lt;br/&gt;any leads would be greatly greatly appreciated.  it is our first year with the container.

&lt;br/&gt;
&lt;br/&gt;The only catch is we need it today!  or as soon as possible, yesterday really.  We are trying to pack the serpent mother for the fire arts festival in Oakland and then on to Amsterdam, taking Flaming Lotus Fire Art to the world ( http://serpentmother.com/ ), and it would be part of the solution to a problem.  We are working day and night.  It isn't easy fitting a 168 ft long Flaming Serpent into a shipping container.  She takes a bit of taming!

&lt;br/&gt;If you know of friends or family getting rid of carpet which could be donated to the cause, please email as soon as you read this.  Packing deadlines are being pushed!

&lt;br/&gt;
&lt;br/&gt;I'm mucking around tonight after 5 in the yard with a waste oil burner I'm working on- stop on by and check it out if it sounds interesting.
&lt;br/&gt;
&lt;br/&gt;It's designed to heat water/houses/greenhouses for free, not as art, so it's not pretty. 
&lt;br/&gt;
&lt;br/&gt;It's a design called a Turk Burner, it burns motor oil, really low-grade old fryer oil sludge, glycerine from making biodiesel, and whatever other old fuel you have on hand.  It's stupidly simple and burns really cleanly for most of it's cycle (I'm trying to figure out fuel level regulation so as to keep it running clean longer as it begins to smolder once the liquid fuel is gone and the residue starts burning )

&lt;br/&gt;An Auxiliary boiler, assorted mill engines, and a 1920 Case traction engine are the force behind a collection of awe-inspiring and personally engaging sculptures including a hand fabricated working carousel by Jamie Vaida, brass instruments plumbed with falling water and rising steam by Stephen Rademaker, a towering 22’ tall fire and waterfall by Orion Fredrick, and a live performance by spygirl and Sean Orlando. “The Dingus Smashing Show” uses a 1920’s ironworker to crush anything placed between its gears, a gross example of juvenile delinquency at it’s most entertaining.

    <summary type="html">&lt;div&gt;i spelled want wrong!  i have a 94 nissan pickup that got hit.  they hit the front and the tire.  thought might be easy fix but i guess not.  barely any visible damage, hte steering wheel is uspide down to go straight andd the front tires are slanted in at the top.  want to keep but dont have alot of money for repairs.  so it can be yours and yes it does run and everything else works.....

&lt;br/&gt;We are pleased to announce Bay Area Maker Faire 2007!
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;Organized by the staff of MAKE and CRAFT magazines, Maker Faire is a newfangled fair that brings together science, art, craft an engineering in a fun, energized, and exciting public forum. The aim is to inspire people of all ages to roll up their sleeves and become makers. This family-friendly event showcases the amazing work of all kinds of makers--anyone who is embracing DIY and wants to share their accomplishments with an appreciative audience. Last year, we had 20,000 people at Maker Faire.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;Maker Faire Bay Area will take place May 19-20, 2007 at the San Mateo Fairgrounds. We are also adding Maker Faire Austin for October 20-21, 2007 at the Travis County Fairgrounds. This call is primarily for Maker Faire Bay Area but you can indicate if you are interested in participating in Maker Faire Austin.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;We encourage you to join the fun and propose a maker exhibit, performance or workshop. You can submit a proposal through the web using the link described below or you can come show us your work at a Maker Faire "audition" on Saturday, February 24 at TechShop in Menlo Park, CA.
&lt;br/&gt;

&lt;br/&gt;Proposals: We invite proposals for Maker workbench exhibits, workshops, presentations and performances for the Maker Faire. We are interested in proposals from individuals as well as from groups such as hobbyist clubs and schools.

&lt;br/&gt;
&lt;br/&gt;Maker Workbench: Our standard setup for Makers is a six-foot long workbench. You can use this workbench to display your work and/or demonstrate how you make something. Some makers don't need workbenches, typically because they have a large object or they set up outside. Please provide a short description of what you make and what you will bring to Maker Faire. Please link to photographs or videos of what you make. Let us know about any requirements you have, such as electricity, Internet, ventilation, etc.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;Interactive Performance: We're seeking performances that will engage and entertain the attendees and enable them to interact in a fun way. The performances may be tied to a stage or roving through the fairgrounds as a kind of street theatre. Performances could be musical or theatrical, but they could also be a collaborative building process. For example, you might work with attendees to put something large together in an hour.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;Presentation: These includes audio-visual presentations intended for showing a project (or process) that cannot be brought to the faire, or a special project that requires AV resources. These presentations are limited to 20 minutes. Please describe the topic of your presentation and what kind of media (audio/video) that you will have. As a general rule, PowerPoint presentations are not appropriate for this event unless they are unusually entertaining.
&lt;br/&gt;
&lt;br/&gt;
&lt;br/&gt;Demonstration Workshop: A demonstration workshop is a show-and-tell session on how to make something. We're looking for makers who can demonstrate (and teach) particular skills, techniques or processes. You should start off by explaining your materials and tools and then step-through a build process, sharing your knowledge and interacting with the audience. Sessions should be under 30 minutes in length and may be repeated on the program. Please describe the subject of your workshop and what kind of setup you need for it.
&lt;br/&gt;
&lt;br/&gt;

&lt;br/&gt;
&lt;br/&gt;Congratulations on having the good taste to once more subject 
&lt;br/&gt;yourselves to personal injury, potential humilation, public intoxication and severe 
&lt;br/&gt;sunburn.
&lt;br/&gt;
&lt;br/&gt;Oh yeah and the drive to succeed and be the best racer you can be all 
&lt;br/&gt;that yadda yadda.
&lt;br/&gt;
&lt;br/&gt;You are receiving this because YOU are one of the LUCKY FEW who will be 
&lt;br/&gt;racing at the Power Tool Drag Races This Sunday, May 7th.  Yes, it really is 
&lt;br/&gt;this sunday, yes, this sunday is the 7th, I'll give you a minute to check 
&lt;br/&gt;your calendars. . .
&lt;br/&gt;
&lt;br/&gt;Okay, we good?   Excellent.
&lt;br/&gt;
&lt;br/&gt;Here are a few thing you need to know (pay attention, our options have 
&lt;br/&gt;changed):
&lt;br/&gt;
&lt;br/&gt;BECAUSE we have gotten such a stunning turnout for the races this year, 
&lt;br/&gt;and BECAUSE due to extreme laziness on the part of the organizers we're 
&lt;br/&gt;only having one day of racing, We would ask ALL BUILDERS to be ON SITE at
&lt;br/&gt;
&lt;br/&gt;9:30am
&lt;br/&gt;
&lt;br/&gt;Yes my friends you read me right, racers muct be AT THE JUNKYARD AT
&lt;br/&gt;
&lt;br/&gt;9:30am.
&lt;br/&gt;
&lt;br/&gt;If you don't have at least a  representative group of your team there 
&lt;br/&gt;with the machines, you will definitely make the baby Jesus cry, and worse, send 
&lt;br/&gt;Bill the Junkman into an awful sulk.
&lt;br/&gt;
&lt;br/&gt;This is so we can at least make a feeble attempt to get through all the 
&lt;br/&gt;races. It'll be close and we'll probably end in the dark, but wonder of 
&lt;br/&gt;wonders, we'll have light for a change, plus someone somewhere will probably find something to burn.
&lt;br/&gt;
&lt;br/&gt;Ideally, we will begin racing a little after ten am, so we'll be 
&lt;br/&gt;underway by the time we have an audience at noonish, maybe earlier. YES, the track will be set
&lt;br/&gt;up and good to go.  Thanks Charlie and his crew for that, yay Charlie.
&lt;br/&gt;
&lt;br/&gt;"But Gal Friday!" you say "How'm I supposed to get in from Sacramento 
&lt;br/&gt;in time for 9am?"  Well my frends, we can certainly make arrangement sof some 
&lt;br/&gt;kind.  I have couches.  Let us know if it's a huge issue and we can work 
&lt;br/&gt;something out so's you get there with time to spare, Glory Hallelujah.
&lt;br/&gt;
&lt;br/&gt;Nom there will be no formal TV there this year. We are lean, mean, punk 
&lt;br/&gt;rock and Sponsored by Delicious Delicious Lagunitas Beer so make sure to 
&lt;br/&gt;intoxicate yourself well before operating your machinery.
&lt;br/&gt;
&lt;br/&gt;Our Race Offical this year is once more Dave "Judge Dave" Calkins, who 
&lt;br/&gt;will also be on the big PA telling you when to get your collective kiesters to 
&lt;br/&gt;the starting line/staging area (did I mention we will in all likelihood 
&lt;br/&gt;have a formal staging area?  Thank Don for that.  Yay Don.).  He will be also 
&lt;br/&gt;running the ladders and maintaining the all-important illusion of 
&lt;br/&gt;professionalism.  He can be bought with Pepperidge Farm and offers of massage.
&lt;br/&gt;
&lt;br/&gt;John Hell and Hal Robins round out our announcing roster this year, 
&lt;br/&gt;with a few potential alternates to sub in.  If you know any hardcore gearheads of the female persuasion who can rock the mike, send 'em our way.
&lt;br/&gt;
&lt;br/&gt;We will have pit tables and more electricity than you can shake a 
&lt;br/&gt;capacitor at.
&lt;br/&gt;
&lt;br/&gt;We will have pit bosses to show you where to go with what.
&lt;br/&gt;
&lt;br/&gt;If you know someone who is fully planning on competing and they are not 
&lt;br/&gt;on this list, TELL THEM TO REGISTER.  Seriously, this is your main source of
&lt;br/&gt;information, the email you supply through the registration page.  Send 
&lt;br/&gt;'em to the website (http://www.buildersdb.com), it takes five minutes and will 
&lt;br/&gt;result in Simone failing to have her traditional moments of despair under the 
&lt;br/&gt;counter in the junkyard office. This means less yelling for *YOU!*.  We love 
&lt;br/&gt;that when that happens.

    <title>SUNDAY SUNDAY SUNDAY!!!  It'sRACING RACING RACING at the JUNKYARD</title>

    <summary type="html">&lt;div&gt;Miss Mary Jane had a BAD crash in testing yesterday. I bent the frame and the front (Tires?). So I had to change it from 4WD to just 2WD but she still runs pretty good. I might have to stop by the Box Shop on Friday morning or so to grind a little and run a bead or two and change a gear ratio for a new motor I just installed. Hopefully someone will be there.... 
&lt;br/&gt;
&lt;br/&gt;I comming down eary on Friday to help you guys out with the track and whatever.
&lt;br/&gt;
&lt;br/&gt; Matt and I mounted some new Gocart RACING tires on the Funny Car The (MATT DAWG EXSPRESS) on Saturday. 
&lt;br/&gt;
&lt;br/&gt;Of course we had to break them in and wear off the (high spots). HE HE...
&lt;br/&gt;
&lt;br/&gt; So we strapped it to my (Toyota truck with (it's tires) chocked up real good) and did a 6 minute burn out.
&lt;br/&gt;
&lt;br/&gt; Boy, the New tires get real gummy when hot and they plastered the tailgate of my Truck with Super Gooey Black Chunks of Melted Rubber Happiness. 
&lt;br/&gt;
&lt;br/&gt;Of course, I'm not going to clean it off and Stuff.
&lt;br/&gt;
&lt;br/&gt; It kinda looks like a Rabbit had a problem with (exsplosive diarrhea) 
&lt;br/&gt;
&lt;br/&gt;Poor little Bunny..... ;)
&lt;br/&gt;
&lt;br/&gt;Six days until RACING RACING RACING at the Junkyard.

    <summary type="html">&lt;div&gt;i lost my camera last night at NIMBY.  i'm hoping that someone has found it.  it's a Canon S50, a black digital point and shoot model.  it's got a bunch of photos of me on it so it will be obvious to people who recognize me that it's mine.  i hope it turns up, i am very sad that i lost it.  i'm posting everywhere i can think of in the hope that i'll get it back.  stranger things have happened, and in general people in this scene tend to be honest and good about stuff like this.  please help me spread the word so i can get it back.  thanks!!

    <title>Warehouse space coming available in SOMA creative complex</title>

&lt;br/&gt;This is the first low key announcement as many details are still up in the air.
&lt;br/&gt;Just want to do a sweep and see whos interested in whats coming up and than hammer out details over the next few weeks.
&lt;br/&gt;In question are the opening dates, from 1-3 months from today.
&lt;br/&gt;
&lt;br/&gt;The space has  a working title of "the complex"... because it is.
&lt;br/&gt;We are a series of small warehouse spaces connected by a large undeveloped dirt lot that I have been slowly absorbing over the past year.
&lt;br/&gt;I have recently assumed the sole lease on the "gem" property, a 4500sqft warehouse with tall ceilings in the main performance and work area.
&lt;br/&gt;We are located near 5th and Folsom with extremely easy access to everything and the east bay.
&lt;br/&gt;
&lt;br/&gt;It has three movie theaters, a tiki bar, a wolf range gas stove, parking and shared work / performance area with 24' ceilings.
&lt;br/&gt;Connected to it are 8000sqf of small business and artists studios and 10,000sqft of undeveloped lot.
&lt;br/&gt;Current co-tenants are an office for our non-profit 510c3: Arena Interplay
&lt;br/&gt;Kiosk and digital signage business rental and service workshop: Friendlyway Inc
&lt;br/&gt;Myself, and I have a small performance/ rehearsal space upstairs connected to my room.
&lt;br/&gt;A Small graphics/effects studio, still in development, with blue screen.
&lt;br/&gt;
&lt;br/&gt;A plan for the usage is creating a digital video production facility for projects and would like the tenants to participate in the growth of this or something completely different they have to bring to the table.
&lt;br/&gt;The potential tenant must be a DIY'er as the space is still somewhat raw (although I appreciate it that way) and we are responsible for any upkeep of the builiding.  No help from the building owner.
&lt;br/&gt;There is NO LEGAL LIVE within the buildings, commercial LEASE only.
&lt;br/&gt;So no residential rights can be extended to this scenario, still the lease is fair as long as we pay the rent and dont cause any trouble for the building owner with other neighbors or the city.  This is why its important for the potential tenant to have a business license, they're easy to get and I can help you if you dont allready.  I'm assuming you catch my drift and we can discuss details in a one on one.

&lt;br/&gt;I am seeking two tenants for sizeable upstairs studios.
&lt;br/&gt;We each should be self sufficient but definately am looking to build a collaborative community out of this project.
&lt;br/&gt;The rents are $750-$800 each/month- + $50 for the first parking space, $75 for any additional parking.
&lt;br/&gt;+ Utiitlies which average around $75+ for gas/electric/garbage/internet
&lt;br/&gt;+ Business Insurance (about $250 year shared).
&lt;br/&gt;Deposit I have to pay is twice rent, we can negotiate a payment plan for the deposit but it should total $1500.
&lt;br/&gt;If building owner increases rent, than individual rent would be affected.  SO far 3 years without increase.
&lt;br/&gt;
&lt;br/&gt;If you cant pay your rent and cant deal with having occasional public activities and clients in the space than please dont apply.
&lt;br/&gt;As the leaseholder I am responsible for the actions of the tenants and have just completed taking over the lease to proactively solve these problems.

&lt;br/&gt;I personally have a history with group art spaces dating from being a co-founder of cellspace in 96, an early developer of monkey fresh in 2002, Front Room Gallery in New York in 98 and the Farenheit in Kansas City in 2000.
&lt;br/&gt;The long term goal is to purchase a building that can support our activities and create a business plan based on our current model to achieve those ends.
&lt;br/&gt;I am a bay area native and am 36.  Have a background and degree in film and video, and am currently the DOO for friendlyway inc and am in charge of the companies operations out of the warehouse.  I am in league with several other developments like this one and plan to incorporate speakeasy cinema (the current venue title) as a supporting agent to help this type of growth.
&lt;br/&gt;I've priced the rooms to be affordable but you still have to have your shit together to make it work.
&lt;br/&gt;I am interested in starting this process today so I can find the best matches for our space and get them on board as soon as identified.
&lt;br/&gt;
&lt;br/&gt;If you have a ton of storage needs you should consider an off site location or purchase a shipping container to put into our yard.

    <summary type="html">&lt;div&gt;GXAOUI told me there is an event this weekend (on Saturday 04/08/06) which will feature boxing.
&lt;br/&gt;
&lt;br/&gt;I was at the last East Bay Rats boxing event at NIMBY and had a great time. The fights were inspirational. I really wanted to get up in the ring.
&lt;br/&gt;
&lt;br/&gt;How are these fights arranged? 
&lt;br/&gt;
&lt;br/&gt;I would like to see two women in the ring, with their hands tied behind their backs, fighting each other with their legs. Shoes on. 
&lt;br/&gt;
&lt;br/&gt;GXAOUI says that the E.B.R. will not even consider the idea unless the women are topless. I suppose that would be negotiable.
&lt;br/&gt;
